My name is Joe Metz, and I'm a real estate broker with Keller Williams Benchmark Properties in Fremont. I have been brokering and/or investing in single family homes and apartment buildings since 1972. Due to the recent mortgage melt down and all the foreclosed properties currently on the market, I have chosen to focus my efforts on helping buyers and investors take advantage of these bargain priced bank owned properties (REOs) and Short Sales.
The choice of the web address www.REOforU.com is kind of self explanatory for those who know that REO means a bank owned property. These properties are usually priced to move quickly and usually do. Most REOs sell within the first 30 days on the market; often with multiple offers and for more than the listed price. One word of caution about REOs: they can be in rough condition and need some work. If you have a little imagination and a little extra money to invest, these can be diamonds in the rough. If the property has been on the market for more than a few weeks, long D.O.M. (days on market) it can be a candidate for a lower offer. But be careful here and don't waste your time by making an offer of 70% or 80% of list price. In most cases the long D.O.M. properties sell for between 90 to 95% of market value. The exception to this rule are properties that are over priced and in really rough condition. These can be the real bargains. How do you spot these? Ask me to send you a weekly REO report and I'll include the D.O.M. stat (days on market). When you see one that's on the market for 30, 60 days or longer, you might be on to an opportunity. Call me and I'll do further research for you and help you decide if you've found a good one. Also ask me about Short Sales. These can be great buys as a lot of buyers are shying away from them.
